About Our Neighborhood

The Hunter’s Creek Plantation community is an upscale 850-acre planned residential subdivision located in western Greenwood County and eastern Abbeville County. Since 1995, numerous builders have constructed a range of housing types that accommodate an array of residents, including young couples, families, empty-nesters and retirees. There are presently 358 individual residences in the community, and building lots are still available in both Greenwood and Abbeville counties

The community is designed around a 27-hole championship golf course and a 38-acre pond, which were integral to maintaining a relationship between the housing and the surrounding natural environment and open space. The golf course also includes a driving range, putting green, clubhouse with meeting rooms, swimming pool and tennis courts.

The design of the community and its residences is guided by restrictive covenants that attempt to balance practicality and economics with sustaining a long-term, high level of harmony through design, preferred materials and color. The covenants are enforced through an Architectural Control Committee appointed by the developer of the community.

Day-to-day governance is provided by an elected Board of Directors, with financial oversight provided by three Tax Commissioners created by way of a Special Tax District and appointed by the Greenwood County Council. A similar Tax District is in the process of being created in the Abbeville County section of Hunter’s Creek. The budget focuses primarily on 1) maintenance of the entrances and common areas, 2) electricity for street lighting, 3) water for irrigating common area lawns and landscaping and 4) communications.

Hunter’s Creek Plantation is convenient to nearby employment centers, retail and service establishments and recreation facilities, as well as the cultural center offerings of the City of Greenwood’s “Uptown” and the City of Abbeville’s
“Historic” Town Square.

Public water and sewer, as well as natural gas, are available from the Greenwood Commissioners of Public Works and Greenwood Metropolitan District. Duke Energy provides electric services. Greenwood County provides recycling services for the entire community. Communications and trash collection services are available from a number of private companies in the area, and are contracted by individual homeowners. Residents are in public school system Greenwood County District 50, and are located in Greenwood County Councilmanic District #6 and Abbeville County Councilmanic District #5.

Hunter’s Creek Property Owners Association, Inc. provides for the day-to-day and long-term operations, maintenance and enhancement of the common areas in the community, and works with local governments and private-sector agencies and service providers to ensure a safe, healthy and visually pleasing environment in order to maintain the highest possible property values. The constructive input of all property owners is encouraged to assist the Board of Directors in achieving these goals.
